Property management
(Fees: 6% per unit per month +HST)
- Work order management
- Asset & equipment management
- Preventative maintenance recommendation
- Coordination of construction services & special projects
- Coordination with city and other organizations for any building, fire, safety inspection or bringing them up to code (other application fees, legal representative fees may apply)
- Vendor & contractor management
- Rent roll report
- Cashflow management
- Ensuring all building codes up to date
- 24/7 emergency response (Emergency call is considered any call where management is required on site physically any time between 6pm to 8 am, limit of 12 times a year. After the 12th response, there will be a minimum charge of $50 per hr)
- Tenant management/eviction (other application, legal representative fees may apply)
Leasing
(Fees: One month's rent)
- Move in/out inspection
- creating application procedure specifically for the property
- Screening potential tenant using reputable background/credit check resources
- Fill out tenant lease agreements if residential, using standard Ontario lease agreement, if commercial, drawn up by a lawyer, if realtors involved, by the realtor.

(Separate charges will apply for each service as needed. For some services, we also offer ongoing options, and we can provide a customized estimate tailored to your property.)
